Cet \u00e9change a permis de dresser un panorama clair des dynamiques du march\u00e9 et de partager des conseils concrets pour aider les gestionnaires \u00e0 optimiser leurs revenus. Dans cet article, nous revenons sur les principaux enseignements du webinaire et les actions \u00e0 mettre en place d\u00e8s maintenant pour adapter votre strat\u00e9gie tarifaire \u00e0 la saison \u00e0 venir.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\" id=\"h-ete-2025-un-marche-en-transition-pour-les-locations-saisonnieres\"><strong>\u00c9t\u00e9 2025 : un march\u00e9 en transition pour les locations saisonni\u00e8res<\/strong><\/h3>\n\n\n\n<p>L\u2019\u00e9t\u00e9 2025 marque un tournant pour le march\u00e9 de la location courte dur\u00e9e en France. Apr\u00e8s le pic exceptionnel li\u00e9 aux Jeux Olympiques de 2024, l\u2019offre s\u2019est normalis\u00e9e : environ 966 000 annonces actives ont \u00e9t\u00e9 comptabilis\u00e9es en ao\u00fbt 2025, contre 991 000 un an plus t\u00f4t .<\/p>\n\n\n\n<p>Si la demande est rest\u00e9e solide en juin (+7 %) et en juillet (+4 %), le mois d\u2019ao\u00fbt a connu un l\u00e9ger recul (-3 %), traduisant une saturation temporaire du march\u00e9. Cette \u00e9volution illustre bien les <strong>tendances du march\u00e9 locatif fran\u00e7ais<\/strong> : des performances globalement stables, mais plus nuanc\u00e9es selon les r\u00e9gions.<\/p>\n\n\n\n<p>Les chiffres PriceLabs montrent une hausse de l\u2019occupation globale sur la p\u00e9riode estivale, tandis que les tarifs moyens (ADR) ont l\u00e9g\u00e8rement fl\u00e9chi. En d\u2019autres termes, les voyageurs ont continu\u00e9 \u00e0 r\u00e9server, mais \u00e0 des prix plus comp\u00e9titifs, ce qui incite les gestionnaires \u00e0 affiner leurs strat\u00e9gies tarifaires.<\/p>\n\n\n\n<figure class=\"wp-block-image size-full\"><img fetchpriority=\"high\" decoding=\"async\" width=\"2082\" height=\"1190\" src=\"https:\/\/hello.pricelabs.co\/wp-content\/uploads\/2025\/10\/chiffres-marche-francais.png\" alt=\"chiffres march\u00e9 fran\u00e7ais\" class=\"wp-image-110655\" srcset=\"https:\/\/hello.pricelabs.co\/wp-content\/uploads\/2025\/10\/chiffres-marche-francais.png 2082w, https:\/\/hello.pricelabs.co\/wp-content\/uploads\/2025\/10\/chiffres-marche-francais-300x171.png 300w, https:\/\/hello.pricelabs.co\/wp-content\/uploads\/2025\/10\/chiffres-marche-francais-1024x585.png 1024w, https:\/\/hello.pricelabs.co\/wp-content\/uploads\/2025\/10\/chiffres-marche-francais-768x439.png 768w, https:\/\/hello.pricelabs.co\/wp-content\/uploads\/2025\/10\/chiffres-marche-francais-1536x878.png 1536w, https:\/\/hello.pricelabs.co\/wp-content\/uploads\/2025\/10\/chiffres-marche-francais-2048x1171.png 2048w\" sizes=\"(max-width: 2082px) 100vw, 2082px\" \/><\/figure>\n\n\n\n<p>Les \u00e9carts r\u00e9gionaux sont significatifs :<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>En <strong>Rh\u00f4ne-Alpes<\/strong>, l\u2019occupation a progress\u00e9 sur toute la saison, avec des ADR stables, traduisant une demande r\u00e9guli\u00e8re.<\/li>\n\n\n\n<li>\u00c0 <strong>Paris et en \u00cele-de-France<\/strong>, l\u2019occupation a augment\u00e9 (jusqu\u2019\u00e0 +10 points en juillet), mais les ADR ont recul\u00e9 pendant l\u2019\u00e9t\u00e9, notamment en ao\u00fbt.<\/li>\n\n\n\n<li>En <strong>Provence-Alpes-C\u00f4te d\u2019Azur<\/strong>, les deux indicateurs (occupation et ADR) sont en l\u00e9g\u00e8re hausse par rapport \u00e0 2024, avant une stabilisation en fin de saison.<\/li>\n<\/ul>\n\n\n\n<p>Ces dynamiques r\u00e9gionales rappellent qu\u2019il est indispensable de baser ses d\u00e9cisions sur des donn\u00e9es locales. Les voyageurs r\u00e9servent plus tard et sur des dur\u00e9es plus courtes, une tendance confirm\u00e9e par les donn\u00e9es de pacing PriceLabs . Cette \u00e9volution impose davantage de flexibilit\u00e9 dans la tarification et la gestion des s\u00e9jours.<\/p>\n\n\n\n<p>Les pics de demande \u00e0 venir se concentrent autour de la Toussaint (18 octobre \u2013 3 novembre 2025) et des vacances de No\u00ebl (20 d\u00e9cembre 2025 \u2013 5 janvier 2026).
