D&#8217;ici le <strong>27 octobre 2025<\/strong>, ils passeront \u00e0 des <strong>frais r\u00e9serv\u00e9s aux h\u00f4tes de 15,5 %<\/strong> (16 % au Br\u00e9sil). D&#8217;ici le <strong>1er d\u00e9cembre 2025<\/strong>, les h\u00f4tes non connect\u00e9s \u00e0 un PMS qui avaient d\u00e9j\u00e0 opt\u00e9 pour le mod\u00e8le \u00e0 frais unique passeront \u00e9galement <strong>\u00e0 15,5 %<\/strong>.<\/p>\n\n\n\n<p>\ud83d\udc49 Si vous \u00eates un h\u00f4te n&#8217;utilisant pas de PMS et que vous utilisez toujours le syst\u00e8me de partage des frais (3 % pour l&#8217;h\u00f4te + 14 \u00e0 16 % pour le client), <strong>rien ne change pour vous pour l&#8217;instant<\/strong>.<\/p>\n\n\n\n<p>Pour tous les autres, voici exactement ce que vous devez faire en fonction de votre utilisation de PriceLabs.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\" id=\"h-ce-que-cela-signifie-pour-votre-configuration-avec-pricelabs\"><strong><strong>Ce que cela signifie pour votre configuration avec PriceLabs<\/strong><\/strong><\/h3>\n\n\n\n<h2 class=\"wp-block-heading\"><span class=\"ez-toc-section\" id=\"1-si-vous-utilisez-la-connexion-directe-de-pricelabs-a-airbnb\"><\/span><strong>1. Si vous utilisez la connexion directe de PriceLabs \u00e0 Airbnb<\/strong><span class=\"ez-toc-section-end\"><\/span><\/h2>\n\n\n\n<p>Vous <strong>n&#8217;\u00eates tr\u00e8s probablement pas concern\u00e9<\/strong>, car vous n&#8217;utilisez pas de PMS ni de Channel Manager.<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>Cependant, dans les rares cas o\u00f9 vous auriez volontairement opt\u00e9 pour le mod\u00e8le \u00ab host-only \u00bb auparavant, vous \u00eates concern\u00e9 (\u00e0 hauteur de 15,5 %) et vous devez <strong>augmenter vos prix de base et minimum<\/strong> directement dans PriceLabs afin de pr\u00e9server votre r\u00e9mun\u00e9ration.<\/li>\n<\/ul>\n\n\n\n<ul class=\"wp-block-list\">\n<li>La formule : Nouveau taux = Ancien taux \u00d7 (1 \u2013 anciens frais d&#8217;h\u00f4te) \/ (1 \u2013 nouveaux frais d&#8217;h\u00f4te)<\/li>\n<\/ul>\n\n\n\n<ul class=\"wp-block-list\">\n<li>Exemple :<br>Ancien tarif par nuit = 100 \u20ac (frais d&#8217;h\u00e9bergement de 3 %)<br>Nouveau tarif par nuit = 100 \u00d7 0,97 \/ 0,845 \u2248 114,79 \u20ac<strong><\/strong><\/li>\n<\/ul>\n\n\n\n<p>N&#8217;oubliez pas non plus <span style=\"box-sizing: border-box; margin: 0px; padding: 0px;\">d&#8217;ajuster vos <strong>frais de m\u00e9nage<\/strong> et vos <strong>frais par personne suppl\u00e9mentaire<\/strong><\/span>, car la commission de 15,5 % d&#8217;Airbnb s&#8217;applique \u00e9galement \u00e0 ces frais.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><span class=\"ez-toc-section\" id=\"2-si-vous-utilisez-pricelabs-via-un-pms-avec-des-markups\"><\/span><strong>2. Si vous utilisez PriceLabs via un PMS avec des markups<\/strong><span class=\"ez-toc-section-end\"><\/span><\/h2>\n\n\n\n<p>Pour les h\u00f4tes et les gestionnaires immobiliers, l&#8217;impact d\u00e9pend de l&#8217;endroit o\u00f9 vous exercez vos activit\u00e9s :<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>Aux \u00c9tats-Unis, de nombreux gestionnaires connect\u00e9s au PMS abandonnent compl\u00e8tement l&#8217;option de partage des frais et passent \u00e0 un taux de 15,5 % r\u00e9serv\u00e9 \u00e0 l&#8217;h\u00f4te.<\/li>\n\n\n\n<li>En Europe et sur la plupart des autres march\u00e9s hors \u00c9tats-Unis, les gestionnaires connect\u00e9s \u00e0 PMS b\u00e9n\u00e9ficient d\u00e9j\u00e0 d&#8217;une commission de 15 % depuis 2020 &#8211; 2021. Aujourd&#8217;hui, leur commission augmente l\u00e9g\u00e8rement pour atteindre 15,5 %. <\/li>\n<\/ul>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-scenario-1-auparavant-avec-une-commission-partagee-de-3\"><span class=\"ez-toc-section\" id=\"scenario-1-auparavant-avec-une-commission-partagee-de-3\"><\/span>Sc\u00e9nario 1 : Auparavant, avec une commission partag\u00e9e de 3 %<span class=\"ez-toc-section-end\"><\/span><\/h2>\n\n\n\n<ul class=\"wp-block-list\">\n<li>Dans l&#8217;ancien mod\u00e8le de partage des frais, de nombreux gestionnaires de propri\u00e9t\u00e9 appliquaient <strong>une majoration de 3 %<\/strong> correspondant aux frais d&#8217;h\u00f4te d&#8217;Airbnb. Cela signifiait que le paiement net \u00e9tait \u00e9gal au tarif par nuit. <\/li>\n\n\n\n<li>Dans le cadre du nouveau mod\u00e8le \u00e0 15,5 % r\u00e9serv\u00e9 \u00e0 l&#8217;h\u00e9bergeur, une majoration de 3 % n&#8217;est plus viable, car elle r\u00e9duit les gains.<\/li>\n\n\n\n<li>Pour r\u00e9tablir votre gain net initial, votre marge (markup) appliqu\u00e9 sur le PMS doit \u00eatre de <strong>18,34 %<\/strong>.<\/li>\n<\/ul>\n\n\n\n<p><strong>Exemple<\/strong><\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>Ancienne configuration : PriceLabs envoie 100 \u20ac \u2192 PMS ajoute 3 % \u2192 Airbnb affiche 103 \u20ac \u2192 Airbnb pr\u00e9l\u00e8ve 3 % \u2192 L&#8217;h\u00f4te touche environ 100 \u20ac.<\/li>\n\n\n\n<li><strong>Nouvelle configuration<\/strong> : PriceLabs envoie 100 \u20ac \u2192 le PMS ajoute <strong>18,34 %<\/strong> \u2192 Airbnb affiche 118,34 \u20ac \u2192 Airbnb pr\u00e9l\u00e8ve 15,5 % (18,34 \u20ac) \u2192 L&#8217;h\u00f4te touche environ 100 \u20ac.<\/li>\n<\/ul>\n\n\n\n<p>Cela garantit que votre paiement reste le m\u00eame sans rien changer dans PriceLabs. <\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-scenario-2-auparavant-frais-reserves-a-l-hote-a-15\"><span class=\"ez-toc-section\" id=\"scenario-2-auparavant-frais-reserves-a-lhote-a-15\"><\/span>Sc\u00e9nario 2 : Auparavant, frais r\u00e9serv\u00e9s \u00e0 l&#8217;h\u00f4te \u00e0 15 %<span class=\"ez-toc-section-end\"><\/span><\/h2>\n\n\n\n<p>Si dans votre PMS vous appliquiez d\u00e9j\u00e0 un markup de <strong>15%<\/strong> :<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>Pour gagner 100 \u20ac, vous avez fix\u00e9 le prix \u00e0 environ 117,65 \u20ac (soit une marge b\u00e9n\u00e9ficiaire de +17,65 %).<\/li>\n\n\n\n<li>Maintenant que les frais d&#8217;Airbnb passent \u00e0 15,5 %, vous devez fixer votre prix \u00e0 environ 118,34 \u20ac (soit une majoration de 18,34 %).<\/li>\n\n\n\n<li>Ajustez votre markup sur votre PMS \u00e0 <strong>+18,34%<\/strong> afin de pr\u00e9server vos b\u00e9n\u00e9fices.<\/li>\n<\/ul>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-scenario-3-auparavant-frais-d-hebergement-uniquement-a-16\"><span class=\"ez-toc-section\" id=\"scenario-3-auparavant-frais-dhebergement-uniquement-a-16\"><\/span>Sc\u00e9nario 3 : Auparavant, frais d&#8217;h\u00e9bergement uniquement \u00e0 16 %<span class=\"ez-toc-section-end\"><\/span><\/h2>\n\n\n\n<p>Si vous aviez des <strong>frais plus \u00e9lev\u00e9s<\/strong>, disons <strong>16 %<\/strong> :<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>Votre r\u00e9mun\u00e9ration nette <strong>augmentera<\/strong> en r\u00e9alit\u00e9, car Airbnb pr\u00e9l\u00e8ve d\u00e9sormais une commission moins \u00e9lev\u00e9e.<\/li>\n\n\n\n<li>Vous <strong>n&#8217;avez pas besoin de modifier<\/strong> le markup, sauf si vous souhaitez mettre \u00e0 jour votre strat\u00e9gie tarifaire.<\/li>\n<\/ul>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-3-si-vous-utilisez-pricelabs-via-un-pms-mais-que-votre-pms-n-autorise-pas-les-markups-specifiques-a-airbnb\"><span class=\"ez-toc-section\" id=\"3-si-vous-utilisez-pricelabs-via-un-pms-mais-que-votre-pms-nautorise-pas-les-markups-specifiques-a-airbnb\"><\/span><strong>3.
