Investing in an Airbnb property can be a strong source of rental income, but only if the numbers work before you buy, not after. Airbnb remains the single largest platform in the short-term rental market, holding an estimated 44% share of global bookings, well ahead of any other individual platform, and continues to add supply and hosts year over year.

Before committing to a property, it's worth understanding what it could realistically earn, using market data instead of a rough estimate pulled from a listing site. Airbnb revenue projections help you understand how much a property or the property you manage could make in revenue and profit, which feeds directly into Airbnb revenue optimization once you own it.

With Airbnb revenue projections, property managers and hosts can:

Once you've done this market research, you'll understand which kinds of properties are getting booked the most, what amenities they have, and the booking patterns of the market, along with the general scale of financial investment a property in that market requires.

How can you create revenue projections using PriceLabs Market Dashboards to analyze Airbnb pricing?

For explanation purposes, we'll create a Market Dashboard for Amalfi, Italy, in this article.

Step 1: Create a dashboard

Fill in the details of your Airbnb property if you already know which one you plan to invest in. If you're still narrowing down the market, pick a central point in the location you want to invest in and add that address instead.

We're picking the city's post office address, Ufficio Postale Poste Italiane, for this dashboard.

Fill in the fields as required, set the radius to cover your desired area, and click continue. You can always update the bedroom count within the Market Dashboard later.

Next, verify the location and check that this is the area you want to analyze. You can drag the circled area to adjust your selected location if needed. Once confirmed, click continue.

Verify the details, select your dashboard size, and click "Generate Dashboard." The data takes five to fifteen minutes to generate, and you'll get a notification in your inbox once it's ready.

Step 2: Build your comp set and review the market data

Once your Market Dashboard is ready, scroll down to the Listings & Comp Sets section. Using the filters, select your competitors in the market to analyze their listings.

Click "Column Filters" to see additional features you can add to the comp set table, useful for pinpointing the properties most comparable to yours, or the ones generating the highest revenue in the market. Use the checkboxes along the left side of the grid to select listings for your comp set, name it, and click "Create Comp Set" to save your work.

At the top left of the Market Dashboard page, use the "View Comp Set" filter to select the comp set you just built. The entire dashboard will now show data filtered to that comp set.

The KPIs section at the top of the dashboard gives you an overview of eight key performance indicators, comparing data from the past 7, 30, or 365 days against the previous period of the same length. It's a quick way to spot market trends in the area covered by your dashboard or comp set, including seasonal shifts in booking behavior. You'll also see estimated revenue for properties in the selected comp set. This is an estimate, since PriceLabs doesn't have visibility into a property's actual expenses. Below the KPIs, the Market Summary section shows historical KPIs for your comp set: average revenue, occupancy, booking window, and length of stay for listings with bookings in a given month, across the current month and the previous 15 months. In a long-term market, revenue for a stay counts toward the month of the check-in date.

These charts show trends averaged by month for the entire market, or broken down by bedroom category, using the view menu in the top right corner. This is what lets you understand average property revenue in the area over the past year, which you can use to benchmark revenue for the year ahead.

Next, it's worth understanding the kind of bookings you're likely to get. The Length of Stay by Stay Date graph shows the typical number of days guests stay for any given date in the past, within the selected time frame. Choose Max to see the most data available for the decision. Hover over the graph for details on stay length and ADR for specific dates.

The menu on the right gives you several views to choose from:

  1. Booked Nights
  2. Booked Nights by LOS and Booking Window
  3. Bookings
  4. Bookings by LOS and Booking Window
  5. Booked Nights Weekend Only
  6. Booked Nights Weekend Only by LOS and Booking Window

This helps you understand what kind of bookings this market or comp set has been getting recently, and shapes your minimum-stay strategy accordingly. Clicking a category in the legend below the chart hides it from view.

To see which amenities are common or scarce in your market, head to the Amenities section. Two charts compare the percentage of listings with a given amenity against the percentage of bookings made at listings with that amenity.

The Common Amenities chart lists amenities by the percentage of listings that have them.

The Desired Amenities chart lists amenities by the largest gap between the percentage of listings that have them and the percentage of bookings made at listings with them, which is a useful proxy for what guests actually want but can't always find.

Step 3: Create your revenue projection presentation

Download the entire Market Dashboard as a PDF, along with your company's logo if you've added one in your account settings. If you want to build this out further for a client, break the PDF apart, drop the pieces into design software like Canva, and put together a clean, presentable projection.

Note: the report downloads with data for whichever bedroom filters are active in the dashboard.
