From Excel Guesswork to Market Intelligence: How Domundos Prices Ibiza's Villas With PriceLabs

In Ibiza, managing four villas is no small feat. The properties Rens Keuzekamp and his team manage rent for anywhere between €7,000 and €14,000 a week, and the owners behind them live abroad, while handing over the whole operation without needing to be involved in the day-to-day: bookings, guest requests, maintenance, all of it.

Keuzekamp is the founder and CEO of Domundos, a boutique villa management company based in Ibiza, Spain. He runs the business with his co-founder and girlfriend, Creixell, supported by a small team of cleaners, gardeners and other local staff who know the island as well as they do.

Domundos has kept its portfolio deliberately small. Measured against an Ibiza market that's down across the board this year, its villas are still coming out ahead, 5 to 10% above the market on average.

About the Business

Keuzekamp's path into villa management started with a chance meeting on a ski slope in Austria. He had a maintenance background and no summer job; an owner he met asked him to look after a rental villa in Ibiza. What began as one villa grew, mostly through word of mouth, into Domundos. "It's a small island," Keuzekamp says. "People talk."

Today the business manages four rental villas plus a handful of private properties, all owned by people who live outside Ibiza and hand over the full operation. The villas rent in the €7,000 to €14,000 per week range, which in Ibiza counts as the low to mid tier. There's a higher segment on the island too, where guests expect concierge-level support, arranging three masseuses inside two hours, for example, and it's the type of villa Domundos wants to add to the portfolio next.

"We'd rather look after a few villas really well than chase volume, because growth means a bigger team and costs that rise just as fast."

Before PriceLabs

Before PriceLabs, Domundos priced from Excel sheets. "They worked," Keuzekamp says, "but our sample size and historic data were small." Every winter, preparing rates for the season ahead meant hours of manual work, and still guessing about where the wider market stood.

The team has since built its own custom pricing tool, fed by an API connection from their channel manager: past rates, booking windows, final occupancy, and the rates that late bookings actually closed at. Layered against PriceLabs' data from hundreds of comparable villas, that combination changed how much Domundos could trust its own decisions.

How PriceLabs Fits Into Domundos' Pricing

Manual Pricing, Backed by Market Data

Finding PriceLabs was less a discovery than an inevitability.

"PriceLabs is hard to miss if you're active in this industry and trying to improve. The name comes up in podcasts, in YouTube videos, in channel manager integrations." After hearing it recommended from enough directions, taking a serious look was the logical next step.

Domundos uses PriceLabs’ Market Dashboards extensively for their market. Keuzekamp checks island-wide occupancy trends, what to expect month to month, and last-minute booking pace, then reviews rates twice a week against his own portfolio's pace and against the comparable villas PriceLabs now gives him visibility on. He still runs his own manual system alongside it. "I want to stay in control," he says. "PriceLabs helps me set the right price well ahead of the season instead of guessing."

That visibility is already shaping how Domundos prices summer 2027. Booking pace in some months is running 5% ahead, and at higher rates too, a signal Keuzekamp says he "simply wouldn't have known without PriceLabs."

Owner Reporting That Shows Its Work

Every month, Domundos sends owners a report on how their villa performed, measured against its own history and against the wider market. That market comparison carries more weight this year: demand on Ibiza is down, and villas are feeling it more than hotels, partly because guests are booking shorter stays that don't suit villa changeover schedules. Most of Domundos' villas are still outperforming their own prior years and the market, and the data lets the team prove it rather than ask owners to take their word for it.

"That's what our owners value most: certainty. When we can show the numbers behind our pricing, it takes the uncertainty away."

In a falling market, Keuzekamp says the temptation is to cut prices along with everyone else. Instead, the data tells his team when to get ahead of that trend, and when to hold steady because certain weeks will book anyway. "With rental rates at this level," he says, "small pricing decisions move a lot of money over a season."

The Results

Domundos doesn't put an exact revenue number on what PriceLabs has added, since the platform works as intelligence behind manual decisions rather than an automated lever. Set against a declining Ibiza market, though, the picture is clear.

  • Domundos' portfolio is pricing 5 to 10% above the broader Ibiza market on average, even as other sources report island-wide occupancy down 10 to 14% year on year.
  • The portfolio's best-performing villa is priced nearly €100 per night higher, more than 10% above comparable properties, with guests still happy.
  • Booking pace for summer 2027 is already running 5% ahead in some months, at higher rates.
  • Monthly owner reports now benchmark each villa against hundreds of comparable properties, not just its own history.
"In Ibiza almost everything gets booked in high season. The real job is keeping price and quality in balance so it keeps getting booked next year too."

Rens' Top Tips for Other Operators

  • You don't need automation to get value from a tool like this. "Our season is a few summer months and we have to earn everything in that window," Keuzekamp says. "A year-round hotel can test automation for two months and learn from it. If I switch it on, it takes a full year before I can measure the result. That's a risk I'm not taking with other people's villas."
  • Use market data in owner communication. "With a small portfolio you can't benchmark on your own numbers," he says. "The value sits in the data from thousands of villas you don't manage: similar style, similar rating, same area."
  • Know your local premiums. On Ibiza, Keuzekamp says the differences are stark: rates near Ibiza Town carry roughly a 30% premium, and a sea view can add 20 to 30% to a villa's expected annual revenue.
  • Keep watching the market. "We see small hosts on the island set a price once and leave it," he says. Those are the villas Domundos ends up picking up last minute and negotiating down to real market value, because they weren't getting booked in the first place. "Price realistically from the start and you get solid occupancy at a solid rate, without the last-minute scramble."
