Vincent runs Sera Stays (operating under Seraphin Ventures LLP), a short-term rental brand spanning 21 properties across three Indian markets — design-led villas and townhouses in Pondicherry, a building of serviced apartments in Mumbai, and villas in Goa. A 17-person in-house team handles operations, with specialist freelancers covering revenue management, accounting, and compliance.
What began almost by accident — listing his own home on Airbnb whenever he was traveling — became a proper business over the last two and a half years. To run it at this scale, [FIRST NAME] built his stack around two tools: PriceLabs for dynamic pricing across the portfolio (going on two-plus years now), and EasyRentIt as the PMS and channel manager underneath. Together, they make running a multi-market 21-property operation possible without a backroom full of spreadsheets.
PriceLabs is now mandatory for us. It runs revenue across the entire portfolio, and going back to static weekday/weekend pricing is unthinkable at our current scale.
— Vincent, Sera Stays
Today, Sera Stays operates three distinct businesses under one roof, each with its own product and operating model:
Pondicherry (anchor): 7 design-led villas and townhouses, with an 8th opening in July 2026. This is the high-touch, hospitality-forward side of the portfolio.
Mumbai: 10 serviced apartments in a single airport-adjacent building — a tighter, more transactional product built for business and short-stay travelers.
Goa: 3 villas plus a studio in Assagão, where Vincent is personally based.
The portfolio mixes high-touch hospitality in the standalone properties with a tighter, more operational model in Mumbai — two playbooks under one brand, both running on the same pricing and PMS stack.
In the early days, pricing was as basic as it gets.
Two rates, full stop. One weekday rate, one weekend rate — that was the entire pricing model. No dynamic pricing, no seasonality, no event-based adjustments.
A single distribution channel. Sera Stays was Airbnb-only, with no presence on other OTAs. That worked at one or two properties — it stopped scaling the moment the portfolio grew.
A channel-manager-only middle phase. When Sera Stays moved off Airbnb-only, it ran on Rentals United for about two years before recently switching to EasyRentIt for both PMS and channel management.
Vincent discovered PriceLabs the way most operators do — by browsing the web for revenue management tools. More than two years later, it sits at the center of how Sera Stays prices every property.
PriceLabs runs revenue across the full portfolio — from Pondicherry villas where seasonality and tourism patterns dominate, to Mumbai serviced apartments where weekday business travel sets the floor. One platform, three very different markets, one consistent pricing logic.
For Vincent, the biggest unlock isn’t a single metric — it’s the confidence of knowing prices are responding to actual demand signals, not his gut.
“The lift in confidence alone, knowing our rates are responding to demand signals rather than my gut, is worth it on its own.”
— Vincent, Sera Stays
EasyRentIt arrived via a more personal route. It’s built by someone Vincent had worked with in the past, so the relationship of trust was already there.
EasyRentIt is the spine of Sera Stays’ distribution. It serves as both PMS and channel manager, syncing inventory and reservations across Airbnb, MakeMyTrip, Agoda, VRBO, and the Sera Stays direct website.
What Vincent values most is that Sera Stays has been able to build a fully custom, branded direct-booking website on top of EasyRentIt. The brand and identity sit on top; EasyRentIt handles inventory, pricing, and reservation flow underneath. The result is a real direct channel — not a constraint imposed by an off-the-shelf widget.
The integration between EasyRentIt and PriceLabs is genuinely simple. Sera Stays pushes a property from EasyRentIt to PriceLabs, then configures the pricing logic. No friction in between — critical when you’re onboarding new properties regularly.
Vincent is openly careful about putting a clean number on the revenue lift — and that carefulness is itself part of the story.
It’s difficult to put a clean number on the revenue lift. We’ve been on PriceLabs for over two years, our portfolio has grown significantly during that period, and isolating the counterfactual — what we would have made running static pricing across this same portfolio — isn’t something I can do cleanly.

What he can say is the part that matters most:
Going back to static weekday/weekend pricing is unthinkable at our current scale. PriceLabs has more than earned its place.
— Vincent, Sera Stays
And then there’s the economic logic he uses to explain why even a modest revenue uplift compounds so hard in this business — something every operator considering dynamic pricing should hear:
Even if dynamic pricing nets you only a couple of extra percentage points on revenue, that matters more than it sounds. In this business the cost base is largely fixed — rent, staff, utilities, none of those move with each incremental booking — so every additional percent of revenue lands almost straight in profits.
— Vincent, Sera Stays
When asked what he’d tell operators sitting on the fence — the ones running three to five properties on static pricing today — Vincent] is unequivocal.
Reason one: you’re leaving money on the table. Because the cost base is largely fixed, every additional percent of revenue lands almost straight in profits. A couple of points of revenue uplift sound modest until you trace them all the way to the bottom line.
Reason two: the time saving is real. Once pricing is automated and trustworthy, you get bandwidth back. That bandwidth is what lets you grow the business or focus on the parts of it — guest experience, new properties, team building — that actually compound.
That second benefit is, in my view, just as valuable as the first.

Sera Stays’ 8th Pondicherry property opens in July 2026, and the multi-market growth pattern — boutique hospitality on the coast, transactional inventory in the city, villas in Goa — is set up to keep expanding. With PriceLabs handling pricing across the full portfolio and EasyRentIt holding the distribution and direct-booking stack together, Vincent has built the kind of operational foundation that scales without scaling the operational headache.
